Is It Time to Replace Your Hot Water Tank?

You can expect a hot water tank to last 8 to 12 years. In that time, minerals from the water collect at the bottom, and the steel inside the tank slowly rusts.
Once the tank rusts through, it starts to leak, and a leaking tank can’t be repaired. If your water tank is more than 10 years old, we recommend replacing it soon.
Signs your hot water tank needs replacing:
Water around the base of the tank: If water is dripping out of the bottom of the tank itself and pooling on the floor around it, the steel inside the tank has rusted through.
A rusted tank can’t be patched, so it has to be replaced.
If water is leaking from a pipe connection on top of the tank or from the relief valve, your tank may still be fine, and you may need a repair instead.
The relief valve is the safety valve on the side of the tank that opens when the pressure inside gets too high.
Rumbling or popping when it heats: That sound comes from sediment, a layer of minerals from the water that builds up on the bottom of the tank.
When the burner fires, water caught under the sediment boils and pops. Because the heat has to get through the sediment first, the tank takes longer to warm up and uses more gas.
Rusty or brown hot water: If the hot water from your tank comes out rusty and the cold water from the same tap is clear, the rust is coming from inside the tank.
The tank is most likely corroding from the inside, and it may start to leak after some time.
Running out of hot water sooner than you used to: Sediment takes up room in the tank and makes it slower to heat.
If you’re using more hot water than before (because more people are living in your house now, as an example), you may need a larger water tank.

Hot Water Tank Repair and Installation FAQs
Do I need a new water heater when I get a new furnace?
Not always. But if you’re getting a high-efficiency furnace, your water heater may need a new exhaust pipe.
A gas water heater burns gas to heat the water, and a pipe carries the exhaust gases out of your house. In many older homes, the furnace and the water heater share one exhaust pipe up the chimney.
A high-efficiency furnace doesn’t use the chimney. It has its own plastic pipe out through the wall.
That leaves the water heater on its own in a chimney pipe made for two. Without the furnace’s exhaust to help, the water heater’s exhaust may not rise all the way out, and it can come back into your basement.
So when we put in a high-efficiency furnace, we fit a new exhaust pipe for the water heater. If your water heater is getting old too, we can replace it on the same visit.
What size water heater do I need?
A 40-gallon tank is usually enough for two to four people. We recommend the right size for your home based on how many people live there and how much hot water you use.
Why do water heater replacement quotes vary so much?
Because they don’t always cover the same work. One quote may cover only the new tank and the labor to take out your old tank and put the new one in.
Another may also include a new exhaust pipe, a new gas valve, an expansion tank (a small tank that takes up the extra pressure when the water heats) or hauling the old tank away.
A power-vent water heater, which uses a fan to push its exhaust outside, also costs more than a standard one. Our quotes are itemized, so you can see what each part of the job costs.
Can I replace a gas water heater myself?
We don’t recommend it. A proper water heater replacement requires the following:
- The gas line has to be connected tightly, so no gas leaks out.
- The exhaust pipe has to be fitted so the exhaust gases leave your house instead of coming back inside.
- The relief valve, a safety valve that opens if the pressure in the tank gets too high, needs its own pipe that carries the scalding water it lets out down toward the floor.
A mistake on any of these can leak gas, or let exhaust fumes, including carbon monoxide, into your home.
Should I get a tankless water heater instead?
It depends on how your household uses hot water.
A tankless water heater connects directly to your water line and heats the water only as it flows through, so there’s no water tank to maintain, it doesn’t run out of hot water, and it takes up less room.
It is, however, more expensive to put in, and it may need a bigger gas line and a new exhaust pipe.
